在美国,不论是在校留学生,还是H-1B等工作签证持有者,或者是持其他签证类型在美生活的外国公民,住房都是需要解决的关键问题之一。随着美国房地产市场逐渐开放,美国欢迎世界各地的投资人前往投资置产。在美国购房,究竟有哪些注意事项?在今天的文章中,我们将针对OPT和H-1B签证持有者在美购房的注意点进行分析。

 

OPT身份在美购房注意事项

OPT期间的申请人需要持有由美国移民局签发的有效EAD卡,来证明在美合法身份。OPT期间在美贷款购房的利率会相对较高(一般为5%左右),且审批成功率较低。市场上许多贷款机构为了控制风险,而不愿为OPT身份的申请人提供贷款。在此类情况下,找一个在相关领域经验丰富的买房经纪人,并选择贷款成功率较高的贷款机构(如中资背景银行等),可有效提高贷款成功率。

H-1B签证持有人在美国贷款购房时相对优势较大,只要证明材料全面,贷款买房成功的几率会很高,且还能享受一定的优惠。H-1B签证持有者可享有和美国公民同等的低首付和低利率的待遇。同时,持H-1B的申请人在贷款机构选择上会相对宽松,许多银行均可提供贷款。H-1B是工作签证,申请人可持有效签证及近期的收入和报税单向银行申请贷款,银行会根据申请人的收入能力、信用、税单等来决定贷款额度和利息。

 

需要注意的是,与绿卡持有者不同的是,H-1B签证属于非移民签证,有效期最多为6年。若六年有效期满后,购房者依然是H-1B身份而未申请绿卡,则无法在美国合法居留。若购房者打算卖掉房产后离开美国,其需要缴纳盈利部分的所得税,但这笔税费不低。因此H-1B持有者若有转换身份的打算,也需尽早开始准备。
